Before any chemical hits your siding, we pre-rinse landscaping, neutralize plants, tape off brass and old outlets, and cover stained doors. Commercial work uses heavier gear. The hot water machine comes out for drive-thrus, gas stations, and oil-stained pads where heat moves the dirt. Surface cleaner stays at 2,500 PSI or lower, and runoff is contained with berms and sludge suckers on parking garages.
Most commercial jobs run after-hours or overnight. Gas stations and drive-thrus are cleaned while closed. We coordinate with the property manager on apartments and the HOA president on neighborhoods, so residents know what’s coming.
We also build recurring maintenance plans for commercial properties, scheduled weekly, monthly, quarterly, or annual depending on traffic and growth patterns.

Most standard jobs are measured by satellite and quoted within 24 hours. Oil, rust, tannin, or unusual access triggers an in-person visit, about half our estimates. In-person visits come with a business card and printed service pamphlet.
Schedule the Work
Once approved, the appointment is locked in. Commercial clients can pick after-hours or overnight slots. Apartments, HOAs, and gas stations are staged with the property manager or HOA president. Recurring maintenance plans can be added here.

Do I need to be home during the service?
Not unless interior window cleaning is part of the job. For everything else, we call and text 30 minutes before arrival and send before-and-after photos plus a completion report if you’re not home. Doors and windows stay shut while we work.
What happens if the weather doesn't cooperate?
We don’t work in lightning. House washing stops at sustained winds over 20 mph, and roof washing stops at 15 mph because overspray rides the wind. Concrete cleaning runs in most conditions except heavy downpour, and paver sealing needs temperatures between 40°F and 95°F and dry conditions. We reschedule at no charge.
